A few days ago I had a long lost friend look me up and tell me he wanted to find a property to fix up and sell. I thought, “well, this should be easy”, as the last time I looked (which was only a few weeks ago) there were several fix up properties available in the Mt Pleasant SC real estate market.
So I started my search and found the number of foreclosure options dwindling. I was lucky enough to spot one in Snee Farm and called the listing agent to find that they had 17 showings scheduled and it was only day 2 on the market.
So what did we do?
Well, we scrambled. We went for a quick lunch/planning session, made a game-plan and with a full stomach, we started executing it. By 2:00 pm I had helped my client write a strong and clean offer. By 3:00 it was delivered with a check in hand to the listing agent. Three days later we found out that my client’s offer was most attractive to the bank and it was accepted.
That was a close call. We could have missed it if we had not acted quickly, as there were 7 offers before ours was agreed upon.
So what is the moral of the story?
Well, if you are a buyer looking for Mt Pleasant SC real estate, prepare to step back into the mid 2000’s, as there is a shortage of inventory in the under 500k price range. Be prepared to act quickly when you see something good, because chances are, if you like it, someone else will too.
Here are two things that will help you when looking:
1. Become Familiar With the Area - Schools, price range and the traffic patterns. If you are not sure about what the area has to offer, make sure to take my video tour of the area.
2. Get Pre-Approved - This is always a good first step, whether you are looking in Mt Pleasant, or any other part of town. Having a good discussion with a lender in advance will help prepare you for the financial aspects of the process, will spark questions to discuss with your agent and will give you a leg up on the competition.
