A few months ago, most of the people that looked at homes for sale in Charleston SC did not really have to worry about a sense of urgency. The general buying public thought that taking their time was really to their benefit and waiting out the sellers would result in a lower price.
Well this may be the case in some areas, but not all. In fact, there are many homes that are not available anymore. Why? Because they have sold. Buyers are starting to get notes from the media as a prompt to get moving into something before someone else does.
So what happens when a home gets more than one buyer? I mean, what happens other than the seller jumping for joy and high-fiving their kids? Well, there are several ways to handle this scenario.
As an agent that has been in many multiple offer situations, I must say I do not like them very much. Even when I am the listing agent, I always think that yes, this is great for my clients, and they are probably very happy. However, I also know that one couple will end up not buying the property, which surely results in someone being really let down.
As a Realtor, it is important to try to make the playing field as fair as possible when multiple offers occur. My personal position is to first consult with the seller, tell them their options when this occurs and then take whatever direction they choose. Most agree with my suggestion to let all parties know we have more than one offer on the table. This results in all parties being made privy to the situation, and the agents can consult with their client and modify their offer or not.
So my point is, the times they are a changing. Get pre-qualified. Become pre-approved. Be ready to pull the trigger when you see a home that you like. This way you can put a strong foot forward on the homes for sale in Charleston SC that have more than one buyer vying for the property.
