Remarks
You can almost ride off into the sunset right from the back corner of this 15 acre working horse farm. This hard-to-find property is directly connected to the Francis Marion National Forest. Located on a quiet gravel road (slated to be black topped within a few months), this is a wonderful horse community in Berkeley County. The owners enjoy great friendships with the neighbors, and spend their weekends riding for hours on the wide variety of trails located right at their back door. They absolutely love the fact that they do not have to trailer their horses. The owners have taken great care in upgrading this property in the short time that they have owned it, making many mechanical upgrades and adding horse accouterments. The land drains extremely well, offers two large paddocks and a newly created training ring currently used for barrel racing. The owners love this ring because of the padded bed they created when designing it. It warms the horses legs up before they trail ride. There are two barns on the property. Located side-by-side, the first includes a two-car garage, a large storage area, and two stalls. The next one includes a tack room, two stalls, and walk-through passages with horse tie-ups located in the front. The wildlife that this property offers is incredible with deer, wild turkey, wild hogs and foxes to name a few. (When I was shooting photos, I actually saw a hummingbird for the first time in my life. Normally they're just too fast to see, but they seem to be tame in this property.) The split level house is extremely clean and well put together. It offers a formal living room dining room combination, nicely proportioned kitchen, and a cozy den with a custom fireplace. The upstairs features a large center hall bath and three good size bedrooms, the master with its own half-bath. One of the best things the owners like about this property is the screened in porch. It is only about 50 feet from their horses, which makes it easy for them to call this working horse farm home. Did I mention the Jacuzzi? After a long trail ride, this comes in handy. This property lives like it's thousands of acres, and should be viewed before purchasing any other property in the tri-county area. There is plenty of room to expand the paddocks to the front acreage as well. Let me say this one more time… You will never have to trailer your horse if you purchase this property.
