Sell Your Lot via Proposed Construction

Selling vacant land in this market can prove to be a challenge. Nat Wallen and Lane Baker have been helping lot owners open the target market for their lots by offering lots for sale traditionally, and then pairing the lots with a new home to be built. This 2 pronged approach captures the attention of buyers looking to build a home and will separate your lot from the hundreds of others currently available for sale. This is a good alternative to the traditional lot sale as long as you are not "upside down" or owe more than what your lot is worth.

Here Are The Steps Involved:

1. Realtor Consultation – We will arrange a time to either meet or have a phone discussion (depending on your availability) and discuss the nuances associated with your location, the pros and cons of the lot and whether it is a good candidate for a “Proposed Construction”. At this time, I will research the value and provide you a BPO, or Broker Opinion of Value. We will essentially price the lot and approach the sale in a traditional manner. Please keep in mind that a well priced lot is an essential first step to allow for success on all levels.

2. Builder Evaluation - Once the lot is placed on the market in the traditional sense using all of the marketing tools Carolina One supplies, I will contact Saltwater Homes to discuss the next phase. I will provide them with the tax map number and call Lane to discuss the potential market for a new home in the area. Saltwater Homes will then find a plan and spec out a home to be built that suits the neighborhood and the proper market niche for your lot. This will attract buyers looking to build a new home. A new home complete with builder pricing and specs will grab the attention of buyers that were not originally looking for a property such as yours.

3. How You Will Be Paid - You as the seller are in no way obligated to build a home for the prospective buyer. We will specifically state in the listing agreement that the sale is subject to the buyer obtaining their own new construction financing. With new construction financing, the lot is paid for at the closing. At this time, you will be paid fully for the lot and will pay your normal lot sale closing costs. This means you will only be paying commissions on the lot. The builder will then take over and the buyer and builder will move forward building the house that was offered.

About Saltwater Homes

Proposed Construction - Saltwater Homes - Nat WallenI’m Lane Baker, founder and operator of our high end home construction service. I bring to your project a decade of experience here in Charleston, surrounding communities and the Islands. Before that I ran an engineering firm. As you may know, engineering is a precise profession. I insist on that same precision in our designs and construction.

What Lane's engineering background means to you:

-A flawless final product with the fit and finish you demand
-An efficient building timetable that spares no detail work
-Sub-contractors who warranty their work
-A staff project manager to personally supervise and approve the workmanship
-Very Reasonable pricing

Some people want to know what part precision plays in reasonable pricing. It is essential. We know homes, we know what it takes to build them exceptionally well and we know that we can still “bring them in” at favorable cost. Because we are detail driven and results oriented, it is possible to price our labor and materials acquisition very specifically. No guesswork. No built-in slack that increases cost quotes. No voodoo economics to cover work that has to be redone (we get it right the first time). No expensive surprises at the end of the project.

Proposed Construction - Saltwater Homes - Nat WallenWe have a consummate career management professional as an operating partner who brings uncanny financial discipline to the process of bidding, budgeting and cost analysis. She closed her management firm to take part in our drive to become the top construction and real estate service in the region. She is my mother, Deane Chavous.

We are equally focused on quality assurance. That’s why the third member of our management team is Wade Green, a construction professional whose background includes commercial projects – where error is always unacceptable! Wade has built a network of sub-contractors and vendors who meet his insistence on top work all the time, every time. He will be your go-to guy during the construction phase of your project. For a man with such high standards, he’s refreshingly low key and our customers and crews enjoy him.

All of this skill and background add up to an ability to deliver high end, peak quality homes on timetables that are the envy of the industry. We have proven that there is simply no need to budget nine months to a year for home construction. Our goal is to have you “in” in five months. We do it with precision planning, precise execution and exacting building practices from a team who know what we expect and deliver it.

The list of vendors and manufacturers with which we have relationships reads like a Who’s Who in quality products: Moen, Marsh Cabinets and Andersen Windows and Doors and many more. They are partners in our aggressive timetables for construction, enabling us to have materials and appliances delivered on time, eliminating delays.
