Selling vacant land in this market can prove to be a challenge. Nat Wallen and Lane Baker have been helping lot owners open the target market for their lots by offering lots for sale traditionally, and then pairing the lots with a new home to be built. This 2 pronged approach captures the attention of buyers looking to build a home and will separate your lot from the hundreds of others currently available for sale. This is a good alternative to the traditional lot sale as long as you are not "upside down" or owe more than what your lot is worth.
Here Are The Steps Involved:
1. Realtor Consultation – We will arrange a time to either meet or have a phone discussion (depending on your availability) and discuss the nuances associated with your location, the pros and cons of the lot and whether it is a good candidate for a “Proposed Construction”. At this time, I will research the value and provide you a BPO, or Broker Opinion of Value. We will essentially price the lot and approach the sale in a traditional manner. Please keep in mind that a well priced lot is an essential first step to allow for success on all levels.
2. Builder Evaluation - Once the lot is placed on the market in the traditional sense using all of the marketing tools Carolina One supplies, I will contact Saltwater Homes to discuss the next phase. I will provide them with the tax map number and call Lane to discuss the potential market for a new home in the area. Saltwater Homes will then find a plan and spec out a home to be built that suits the neighborhood and the proper market niche for your lot. This will attract buyers looking to build a new home. A new home complete with builder pricing and specs will grab the attention of buyers that were not originally looking for a property such as yours.
3. How You Will Be Paid - You as the seller are in no way obligated to build a home for the prospective buyer. We will specifically state in the listing agreement that the sale is subject to the buyer obtaining their own new construction financing. With new construction financing, the lot is paid for at the closing. At this time, you will be paid fully for the lot and will pay your normal lot sale closing costs. This means you will only be paying commissions on the lot. The builder will then take over and the buyer and builder will move forward building the house that was offered.
