Flexible Commission Schedule. Many Realtors have a very rigid commission schedule that is not in touch with today’s fast-paced market. The Smart Seller’s Program offers flexibility. The commission varies depending on when the house is sold, who sells the house and whether or not we are selling your next home.
Sell the Property Yourself While it is Listed, and Pay NO Commission. Have the ability to contribute and get compensated for your efforts. You can run ads and hold open houses if you wish. This, of course, does not apply to a buyer exposed to the property by my office or another agent.
Cancel the Listing at Any Time. If for some reason we do not provide 100% satisfactory service, just let us know. We promise to remedy the situation within 24 hours. If you are still not satisfied,we will release you, unconditionally, from the listing agreement with no further obligation.
No Advance Fees of Any Kind. You only pay a commission if we procure an offer that is acceptable to you.
No Pressure Presentation. I will never allow you to be pressured by the buyer’s agent. All offers will be faxed or delivered to my office and will be presented to you by phone and fax with our recommendations, so you can make your decisions privately.
How It Works: Justin's Menu of Commission Rates
Zero Percent: If you sell the property yourself, there are no other real estate agents involved and you choose to handle the closing details. At this point I will step aside, not represent you and let you handle all of the pre-approvals, the home inspection, the appraisal process, repair requests, coordination with the buyer's lender, title request work and any termite letter issues.
Two Percent: After you handle the complete negotiation, you choose to have me handle writing the contract and all of the details necessary to move the contract to the closing table. This is valid as long as there are no other real estate agents involved.
Five Percent: I sell the property myself and there are no other agents involved in the sale. This allows more flexibility in your negotiation.
Six Percent: Two real estate agents are involved in the sale process. This way a full 3% is offered to buyer agents and they are motivated to show your property.
