Renovating Houses for Sale in Charleston, South Carolina

Thu, Apr 18th 2013 10:26 am by nat wallen Invest in Charleston SC Real Estate

We all know the three important things about real estate. We have heard it over and over again. Location. Location. Location. This certainly still holds true, but it also makes things a challenge as the area grows.

There many people who would like to find a Houses for Sale in Charleston, South Carolina close to town, but many need a lot of work. Understandably, buyers try to focus in on being conveniently located. This poses a challenge. In fact, it is a challenge that I am currently facing right now on a personal level. No I'm not looking for a home to buy, but I am in the process of renovating my personal home.

We bought the house about nine years ago, and it was semi-renovated at the ti...

Charleston South Carolina Real Estate Tips: Representing a Seller in a Multiple Offer Situation

Mon, Feb 25th 2013 9:48 am by nat wallen Real Estate

Working as an agent selling homes in Charleston South Carolina, I have found that representing the seller in a multiple offer situation is much different than when representing buyers.

Sellers are very happy to have more than one person wanting to buy their house. And as an agent, it really is a good position because we know someone's going to buy the home ultimately.

But I still don't really love multiple offer situation through representing the seller because I know that there's a buyer on the other end that will ultimately be let down. (I like selling houses, but I want everyone to feel good about it. With multiple offers, someone always loses)

With that being said, treating other agent...

The "Must Do's" for Buyers in a Multiple Offer Situation on Homes in Charleston South Carolina

Fri, Feb 22nd 2013 10:20 am by nat wallen Invest in Charleston SC Real Estate

Now that the market in Charleston is really starting to heat up, agents are starting to see many multiple offer situation's. And while a lot of people would think that this is beautiful thing for us agents, in some ways it's really not so great.

Every time this happens I think about the buyer. They are making a huge financial and emotional decision, and there's a chance that it may not happen for them. With that being said, handling a multiple offer situation while representing a buyer can be a little bit tricky.

Sometimes the best advice is to put a really strong foot forward, but I try to make it a point to find out exactly where a buyer is coming from prior to offering any opinions on ...

I sold a house in Mount Pleasant. A bittersweet end to the week.

Wed, Feb 20th 2013 9:28 pm by nat wallen Real Estate

Well it is been quite a week. I have had the opportunity to work several transactions, I listed three properties, and also helped some really nice people purchase a Mount Pleasant, South Carolina home.

Jay and Melanie are a recently married,  really nice couple. Melanie works as an interior designer for a large builder locally, and Jay owns his own kitchen design business.

They called me on one of my listings a few months ago, and it turned out that it just wasn't the right fit for them. We hit it off well and I began showing them properties in the "up to" $350,000 range in Mount Pleasant.

It was a bit of a whirlwind with them because they were looking in a really tough price range. (Supply...

Helping an old friend in Mt Pleasant, SC

Mon, Feb 18th 2013 9:30 pm by nat wallen Real Estate

This market continues to amaze me. I have a good friend named William that I grew up with in Mount Pleasant, SC.

He became a builder after he got out of college and I became a real estate agent. He had the luzury of taking a few years off when the market crashed and became a boat captain. He managed a large yacht for someone in the Northeast and traveled for several years throughout all the islands in the Caribbean.

So he had the best of both worlds. He had the ability to build houses and help people for several years and take a little time off when things weren't happening in the building industry.

When he came back the market had still been somewhat soft, but he decided to buy a foreclosu...

A Weekend in Charleston South Carolina

Thu, Feb 14th 2013 10:15 am by nat wallen Real Estate

I took a break from selling Charleston South Carolina homes today and decided to go downtown with my family.

There's always something good going on in Charleston South Carolina, so we took a look at what was happening in the area and came up with a really great plan.

Fortunately for us it was the Southeastern Wildlife Exposition this weekend.

We headed down to Brittlebank Park where we had some great food, and just enjoyed the cool weather.

One of the highlights of the trip downtown was the dog dock jumping contest.

I'd seen them on TV that I really didn't know too much about them. There are actually two forms of the competition.

One is where they judge distance, which is what most people ...

Mount Pleasant SC Real Estate - Snee Farm

Sat, Jan 26th 2013 8:33 am by nat wallen Charleston Neighborhoods

Mount Pleasant SC Real Estate - Snee Farm

Having grown up in Mount Pleasant, I remember a time when Snee Farm was literally out of town. There were only a handful of neighborhoods that existed and most were fairly close in toward town.

Then there was Snee Farm. It seemed like it was in the country and at the time was the premiere neighborhood because it offered golf, tennis, and a swim team.

Well today, Snee Farm is of course still there but the progress around the area has really grown. In fact, it is now almost in the center of town.

Sure, we all know things change and all areas have grown, but the reason for this focus is just to point out that even though the homes are older, and man...

Time Capsule - Mt Pleasant SC Homes for Sale

Thu, Dec 27th 2012 9:30 pm by nat wallen A Day In The Life

Mt Pleasant SC Homes for SaleYou might think I am writing my biography with these blog posts, securing my place in history with significant information regarding Mt Pleasant SC Homes for Sale.

Well, I am not. There is a far more important reason for these words I give you that may very well impact the future history of sellers faced with the perplexing intricacies of placing their Mt Pleasant home on the market that goes far beyond my legacy.

Consider this post as my contribution to a time capsule. A time capsule that will one day be dusted off by people from a future time, curious about the past. Archaeologists willing to dig through terabytes of digital files to understand the sociological changes that have occur...

Homes in Charleston SC - The Definition of Green.

Wed, Dec 12th 2012 9:15 pm by nat wallen Green Living in Charleston SC

"It is getting easier being green"

Homes in Charleston SC - It is easy being green.Well, I thought I knew what "being green" was. I really did. Of course the definition for me has changed over time and I am sure it has for many.

At one time in my career, “being green” meant that I had little to no experience. That everything was new. And that I knew very little when it came to selling homes in Charleston, SC. Of course, I was “green” back in 1995.  Everyone has to start somewhere when it comes to a new career.

Several years passed and the issues of our world and the health of the planet became more prevalent in the media. “Green” had begun to make it’s way into the psyche of our culture, but still it seemed like it was “not really my...

Homes for Sale in Charleston SC Are Selling!

Wed, Dec 5th 2012 9:15 pm by nat wallen A Day In The Life

Homes for Sale in Charelston SC are Selling! While I certainly do not have a crystal ball, I do know that homes for sale in Charleston SC are starting to have more showings now than anytime in the past few years.

I am certainly not one to dwell in the past, as the future can be a bright and sunny place if you choose to believe in it. This is especially true if you choose to believe what you see on TV and in the newspapers.

Think about it for a moment. Back in 2006 the market was at it’s pinnacle. Things were great. The media started to drip information into the American psyche that we were about to see the “bubble” burst. This slow drip started to see a steady flow of economists and other smart people beginning to predict the downfa...

Charleston SC Real Estate Listings - The Stars Align

Thu, Nov 22nd 2012 9:15 pm by nat wallen General

Charleston SC Real Estate ListingsThe universe is starting to feel different.  When all I could do over the past few years to avoid negativity and keep pushing forward was to continue trying to help without thinking too much about the economy, optimism is now seeping into my day more often than not.

Yep. Good news to report here. Charleston SC real estate listings are selling and the inventories are starting to fall.

Back in the mid 2000’s, the inventory levels were extremely low. Basic supply and demand made it a challenge to help buyers and houses were hard to find.

Of course one may reflect back on 2005 as a great time to be in real estate, but I remember thinking... “gee, soon buyers will not be able to afford anythin...

Mt Pleasant SC Real Estate is Booming Again!

Mon, Nov 19th 2012 9:15 pm by nat wallen A Day In The Life

Mt Pleasant SC Real Estate

A few days ago I had a long lost friend look me up and tell me he wanted to find a property to fix up and sell. I thought, “well, this should be easy”, as the last time I looked (which was only a few weeks ago) there were several fix up properties available in the Mt Pleasant SC real estate market.

So I started my search and found the number of foreclosure options dwindling. I was lucky enough to spot one in Snee Farm and called the listing agent to find that they had 17 showings scheduled and it was only day 2 on the market.

So what did we do?

Well, we scrambled. We went for a quick lunch/planning session, made a game-plan and with a full stomach, we started executing it. By 2:00 pm I ...

Homes for Sale in Charleston SC with Multiple Offers

Wed, Nov 7th 2012 9:15 pm by nat wallen General

Homes for Sale in Charleston SC with Multiple OffersA few months ago, most of the people that looked at homes for sale in Charleston SC did not really have to worry about a sense of urgency. The general buying public thought that taking their time was really to their benefit and waiting out the sellers would result in a lower price.

Well this may be the case in some areas, but not all. In fact, there are many homes that are not available anymore. Why? Because they have sold. Buyers are starting to get notes from the media as a prompt to get moving into something before someone else does.

So what happens when a home gets more than one buyer? I mean, what happens other than the seller jumping for joy and high-fiving their kids? Well, there a...

Charleston SC Realtors Turn Green

Wed, Oct 31st 2012 9:00 pm by nat wallen A Day In The Life

Charleston SC RealtorsThere are many Charleston SC Realtors to choose from. Of course, this is not new news to anyone. At one point in the peak of the market, it seemed like every 3rd person I met had a real estate license. I had closings with insurance agents who also sold homes. The mailman even showed a few of my listings. There were Realtors everywhere.

So what does this have to do with being green?

Good question. Many were “green” in the sense that they had very little working experience and in some cases, it was tough to pinpoint the Charleston SC realtors that were full time working agents when entering into a deal. Those who held their license as a second job, or just used it as a discretionary way of m...

Charleston South Carolina Homes - Let's Hug a Tree

Sat, Oct 20th 2012 6:45 pm by nat wallen Green Living in Charleston SC

Charleston South Carolina Homes - Let's Hug a TreeI started looking at Charleston South Carolina Homes for signs of green living and at first glance, they are sort of hard to spot. Knowing that Charleston is a forward-thinking politically correct place, I knew I was not overlooking the green aspects of the community, and that somehow, amidst years of media attention, that the environment has to be making it’s way to the forefront of the real estate world.

I used to think “green” meant solar panels and windmills powering a home. Goats in the yard providing cheese and chickens laying eggs. Front yards filled with vegetables and not sod. And while there is some of that happening around town and I must say, "I like it", the majority of the g...

Well, if you can't laugh at yourself...

Fri, Oct 19th 2012 11:45 pm by nat wallen A Day In The Life

Well, today was certainly an interesting day and let me just say this as a lead in... “thank goodness for a German gentleman named Horst!”. “I am not sure where I would be right now if it were not for him.

So what happened?

Charelston South Carolina Waterfront HomesWell, it was a typical Friday that started out quite well. One of my hobbies is catching early morning photos of Downtown Charleston and then sharing them through facebook to whoever really wants to look. It is just my way of saying good morning to the world. The lighting was really nice and I got some good shots.

I then proceeded to have a really nice morning at the office discussing some of the Charleston South Carolina homes I have for sale with some interested buyer...

There are many great things happening in and around the area that not only brings millions of people to visit each year, but also brings a variety of industry and large companies to the area as well.

The Charleston MLS - No More Secret Agents.

Mon, Oct 1st 2012 8:23 pm by nat wallen Website Tips and FAQs

The Charleston MLSWords on a page. That was the Charelston MLS. I have been in real estate since 1995 and when I got in, real estate books were once published every week.

Am I getting old? Yes. Am I antiquated? No, not at all.

1995 was the year that Windows broke through to the mainstream. The internet had only just begun, so as real estate agents, me and my colleagues were able to covet the extremely private information regarding the homes for sale in Charleston, SC.

So how did my day look? Well, the books were on their way out when I was on my way in, so I vaguely remember having to use them. Seems like they were around for a month or two, and then they vanished. I do remember buyers calling in and discu...
