A needle in haystack? Or Houses for sale in Charleston South Carolina?

Finding houses for sale in Charleston South Carolina is not quite the needle in a haystack as the title suggests. But there is certainly a drop in the number of homes for sale for the past few years.

Many buyers coming into the market feel like they're going to spend a lot of time sifting through Charleston SC houses, and this is really not the case, especially if you're looking for homes for Mt Pleasant SC homes for sale.

Supply and demand is very real in Charleston (as I am sure it is in any market.) This time last year there were 30% more sellers trying to sell. Buyers had the luxury of taking their time to really look through what options they have. Sellers were feeling much more stress and motivation than they are today.  Houses for sale in Charleston South Carolina that were priced well a few years ago, just seemed to sit on the market.

Now the problem that we are having is that buyers are still in that same mindset when they come into the market, however, now that the supply is much lower and the demand has increased, this proves to be a little bit frustrating for the first few weeks of looking for home.

This is of course price range specific. Houses in the over 500 K mark in Mt Pleasant still seem to have a challenge finding a buyer in a reasonable amount of time. Not to say that it's a soft market at all in that range, but the haystack is really just a small pile, whereas houses in the 3 to 400 K range are really few and far between.

Fortunately, Charleston is divided up geographically, which makes it a little bit easier for buyers to become more focused in their approach.Houses for sale in Charleston South Carolina come up everyday, but if you're looking for something very specific, it's important to keep a pulse on what's happening on a daily basis. The good properties, especially the Mt Pleasant SC homes for sale, can sell in one day of being on the market.

Being quick to the draw, and having a good relationship with an agent that makes himself (or herself) available to you quickly is pretty important.
